THE HOME TEAM Technical Services LLC – Annual Maintenance Contract
Scope of work
- THE HOME TEAM Technical Services will carry out preventive and reactive maintenance jobs relating to:
- Electrical supply, equipment, and electrical distribution services.
- Water supply, sanitary ware, and drainage services.
- Air conditioning supply and associated equipment services.
Planned Preventive Maintenance Program (PPMP)
- A preventive maintenance program will be provided within 10 days of signing the contract. The PPM will be carried out for electrical and plumbing fixtures, and air-conditioning units. The PPM schedule can be changed only if a 7 days prior notice is received from the customer prior to the pre-set schedule.
- Preventive maintenance for AC units
- Preventive maintenance of fixed electrical fittings
- Preventive maintenance of plumbing units
- Preventive maintenance of water pumps and motors
- Preventive Maintenance will be scheduled during normal office hours from Saturday to Thursday (09:00AM to 05:30PM).
Reactive Maintenance Call Outs
- Unlimited Emergency Call Outs for AC, plumbing and electrical systems, with a response time of 60 minutes, 24/7 for:
- Repair of AC units
- Repair of fixed electrical fittings
- Repair of Plumbing defects
- 10 Non-Emergency (Routine) Call Outs for AC, Electrical, and Plumbing issues
- Callouts to cover repairs that are not emergencies and are scheduled during normal office hours from Saturday to Thursday (09:00 AM to 05:30 PM).
- General repairs scheduled during normal office hours from Saturday’s till Thursday’s (09:00AM to 05:30PM).
Emergencies
- The following circumstances are considered Emergency Callouts:
- Total electricity failure/breakdown
- Total air-conditioning failure/breakdown
- Total water stoppage
- Major leakage related to plumbing (e.g. water gushing from plumbing fixtures, major blockage of drainage, flooding etc.)
Mechanical, Electrical and Plumbing (MEP) Services under this include:
- Repair and/or replacement of mechanical & electrical equipment including distribution boards, circuit boards, circuit breakers, ELCB’s, light fittings, control panels, switches & water-heaters
- Repairing of external leaks in pipes
- Repair and replacement of sanitary-ware fittings and attention to drainage problems (please refer to spare parts/consumables/materials clause below in case of replacements)
Planned Preventive Maintenance Program (PPMP) – Detailed Steps
Air Conditioning
- Inspect operation of the condenser fan motor and fan bearing for any abnormal noise or vibration.
- Inspection of fan alignment, lubrication, belt, electrical relay and wirings.
- Inspect operation of the compressor for any abnormal noise or vibration or loose mounting/ connections.
- Inspection and cleaning of filters.
- Inspection and cleaning of inside air vents.
- Inspection of thermostat.
- Inspection of ducting.
- Inspection and cleaning of electrical components and wiring.
- Inspection of alignment, cleaning and flushing of blockages in the drain lines and service drip water tray.
- Placing of drain flow tablets in drip trays.
- Minor repairs to insulation (not to exceed 1 meter of damaged insulation per visit).
- Inspection of strainer condition.
- Inspection of gate valve for blockage (opening and closing).
- Inspection of Actuator Motor and valve working / condition.
- Inspection of cooling coil for blockage.
- Cleaning of outer air vents supply and return.
- Test-running system to ensure system is in proper working condition.
Mechanical, Electrical and Plumbing
- Review, basic repair and/or replacement of mechanical & electrical equipment including distribution boards, circuit boards, circuit breakers, ELCB’s, light fittings, control panels, switches, and water-heaters
- Review and minor repair of water pumps/motor defects on site if technically possible.
- Review and minor repair of leaks in pipes.
- Review and minor repair and replacement of sanitary-ware fittings.
- Review and rectify drainage problems.
- Cleaning and unblocking of drains.
Spare Parts & Materials
- Spare Parts costs are not covered under the scope of this maintenance contract. Such materials that are required to restore functioning of equipment or system under the scope of work shall be used appropriately and will be charged accordingly. Spare Part Repair will be charged where applicable.
Warranties and Guarantees
- THE HOME TEAM can provide the same warranty to the customer that is received from the supplier. If the warranty is not provided by the supplier, The Home Team will not able to able to provide the same. It should be noted that warranty periods vary from no warranty (typically for spare parts especially a compressor) to a five-year warranty for complete units, e.g. a full AC unit.
- THE HOME TEAM workmanship is guaranteed for 30 days. Regardless, as a contract customer, THE HOME TEAM will always seek to rectify any problems with the AC, electrical, or plumbing units in the property.
Payment Terms
- Payment for materials, spare parts and/or jobs not covered by the contract and can be paid online in advance before performing the job.
- If the customer disputes any amount in the invoice, he/she must notify THE HOME TEAM in writing not later than 5 working days, following the receipt of the invoice, and both parties shall cooperate in good faith to resolve the dispute accordingly. If he/she fails to notify THE HOME TEAM that he/she disputes all or part of an invoice in accordance with this clause, the invoice will be deemed valid and properly presented, unless he/she subsequently establishes that there is an error in the way THE HOME TEAM has calculated the amount due in the invoice.
- When any amount due and outstanding to THE HOME TEAM under this agreement is not paid in full or have an open invoice above AED 1000, THE HOME TEAM shall call/email the customer in order to assure the invoice is scheduled for payment, however if the customer denies to settle the pending/open invoice, THE HOME TEAM shall be entitled (without prejudice to any other right or remedy) to suspend performance of its obligations under this agreement, by giving no less than 30 days’ notice to the customer, stating the ground(s) on which it is intended to suspend performance. The right to suspend performance will cease when the customer makes payment, in full of the amount due.
Termination Clause
The Customer may terminate this contract on giving 30 days prior notice or termination. Refund will be calculated on a pro-rata basis/ services completed. Termination will be valid in the following cases.
- Non-attendance towards the customer repeated requests*
- Repeated delays to assigned jobs
- Major damage to the property by the service provider
- Unsatisfactory workmanship
- Unprofessional behaviour of technicians
- Non-attendance of requested jobs within 60-90 minutes (Emergency*), and 24 working hours (Non-Emergency*)
*The customer complaints will be verified and judged from the recorded 24×7 call centre provided by the service provider
The HOME TEAM reserves the right to cancel/ terminate the contract by giving 30-days’ notice at any point in time during the validity of the contract without assigning any reason thereof and refund will be calculated on a pro-rata basis/ services completed.
CHANGE OF OWNERSHIP
If the Customer sells the property, this Annual Contract may be transferred to the new owner of the premise for the remaining balance period of the contract by informing THE HOME TEAM. Contract cannot be terminated if the property in sold.
Other Terms and Conditions
- The liability of The Home Team Technical Services LLC shall be strictly limited to the value of this contract. This exclusion clause expressly covers all obligations under the contract including late delivery, failure to supply services to the requisite standard and covers both direct losses and consequential loss that may be incurred.
- The unlimited services under the contract is governed by a Fair Usage Policy where the service provider expects a reasonable usage of the said services.

- General repairs scheduled during normal office hours from Saturday’s till Thursday’s (09:00AM to 05:30PM).

- Inspect operation of the condenser fan motor and fan bearing for any abnormal noise or vibration.
- Inspection of fan alignment, lubrication, belt, electrical relay and wirings.
- Inspect operation of the compressor for any abnormal noise or vibration or loose mounting/ connections.
- Inspection and cleaning of filters.
- Inspection and cleaning of inside air vents.
- Inspection of thermostat.
- Inspection of ducting.
- Inspection and cleaning of electrical components and wiring.
- Inspection of alignment, cleaning and flushing of blockages in the drain lines and service drip water tray.
- Placing of drain flow tablets in drip trays.
- Minor repairs to insulation (not to exceed 1 meter of damaged insulation per visit).
- Inspection of strainer condition.
- Inspection of gate valve for blockage (opening and closing).
- Inspection of Actuator Motor and valve working / condition.
- Inspection of cooling coil for blockage.
- Cleaning of outer air vents supply and return.
- Test-running system to ensure system is in proper working condition.

- One water tank will be cleaned (additional water tanks will be charged separately with special price for AMC clients).

- Repairs of door catches, locks, and hinges.
- Repairing of minor fixed woodworks
- Minor grouting, application of sealant and fixing of isolated tiles.
Pest Control Treatment
- Internal / external pest control to be done biannually upon request (all crawling and flying insects) using spray or gel treatment.
- The chemicals that are used in pest control process are in accordance to the Dubai Municipal Chemical Law – all the precautionary measures pertaining to pest control at your premises are available on www.thehometeam.ae, you may contact them via internet for more details.
- Important: If the Pest control service is not requested, it cannot be carry forwarded on the renewal of the contract. Service must be requested and booked by the client and is not prescheduled. Rodent control is not included in the pest control.
Spare Parts & Materials
- Spare Parts costs are not covered under the scope of this maintenance contract. Such materials that are required to restore functioning of equipment or system under the scope of work shall be used appropriately and will be charged accordingly. Spare Part Repair will be charged where applicable.
Warranties and Guarantees
- THE HOME TEAM can provide the same warranty to the customer that is received from the supplier. If the warranty is not provided by the supplier, The Home Team will not able to able to provide the same. It should be noted that warranty periods vary from no warranty (typically for spare parts especially a compressor) to a five-year warranty for complete units, e.g. a full AC unit.
- THE HOME TEAM workmanship is guaranteed for 30 days. Regardless, as a contract customer, THE HOME TEAM will always seek to rectify any problems with the AC, electrical, or plumbing units in the property.
Payment Terms
- Payment for materials, spare parts and/or jobs not covered by the contract and to be paid online in advance before performing the job.
- If the customer disputes any amount in the invoice, he/she must notify THE HOME TEAM in writing not later than 3 working days, following the receipt of the invoice, and both parties shall cooperate in good faith to resolve the dispute accordingly. If he/she fails to notify THE HOME TEAM that he/she disputes all or part of an invoice in accordance with this clause, the invoice will be deemed valid and properly presented, unless he/she subsequently establishes that there is an error in the way THE HOME TEAM has calculated the amount due in the invoice.
- When any amount due and outstanding to THE HOME TEAM under this agreement is not paid in full or have an open invoice above AED 1000, THE HOME TEAM shall call/email the customer in order to assure the invoice is scheduled for payment, however if the customer denies to settle the pending/open invoice, THE HOME TEAM shall be entitled (without prejudice to any other right or remedy) to suspend performance of its obligations under this agreement, by giving no less than 30 days’ notice to the customer, stating the ground(s) on which it is intended to suspend performance. The right to suspend performance will cease when the customer makes payment, in full of the amount due performance will cease when the customer makes payment, in full of the amount due.
Termination Clause
The Customer may terminate this contract on giving 30 days prior notice or termination. Refund will be calculated on a pro-rata basis/ services completed. Termination will be valid in the following cases.
- Non-attendance towards the customer repeated requests*
- Repeated delays to assigned jobs
- Major damage to the property by the service provider
- Unsatisfactory workmanship
- Unprofessional behaviour of technicians
- Non-attendance of requested jobs within 60-90 minutes (Emergency*), and 24 working hours (Non-Emergency*)
*The customer complaints will be verified and judged from the recorded 24×7 call centre provided by the service provider
The HOME TEAM reserves the right to cancel/ terminate the contract by giving 30-days’ notice at any point in time during the validity of the contract without assigning any reason thereof and refund will be calculated on a pro-rata basis/ services completed.
CHANGE OF OWNERSHIP
If the Customer sells the property, this Annual Contract may be transferred to the new owner of the premise for the remaining balance period of the contract by informing THE HOME TEAM. Contract cannot be terminated if the property in sold.
Other Terms and Conditions
- The liability of The Home Team Technical Services LLC shall be strictly limited to the value of this contract. This exclusion clause expressly covers all obligations under the contract including late delivery, failure to supply services to the requisite standard and covers both direct losses and consequential loss that may be incurred.
- The unlimited services under the contract is governed by a Fair Usage Policy where the service provider expects a reasonable usage of the said services.
